Georgia is considered a "landlord-friendly" state—but what does that really mean for tenants?

Simply put, it means tenants often face an uphill battle to protect their right to safe, livable housing. Georgia lacks strong statewide regulations to oversee landlord-tenant relationships and there are no clear standards for habitability enforcement, rent control, or consistent oversight of lease term defaults. 


Because of this regulatory gap, tenants are more vulnerable to discriminatory practices, sudden rent hikes, and limited accountability for landlords. Meanwhile, the state continues to see a sharp rise in new construction and corporate-backed property ownership—further fueling concerns about affordability and displacement.


While Georgia’s real estate market continues to thrive, many hardworking tenants are left behind—facing negligence and mistreatment due to a lack of accountability for landlords. Without access to legal representation, extra time, or financial resources, tenants are often vulnerable to rental abuse with little protection.


Toxic landlord-tenant relationships can take a real toll on your quality of life. Enough is enough—fair housing and respectful treatment aren’t privileges; they are tenant rights. And those rights must be protected, upheld, and enforced.
